About Christina

A Different Kind of Agent

Christina Andino has spent over a decade selling homes across Chicago's western suburbs, with a specialty in older and historic properties. Before real estate, she ran her own business — which shaped how she negotiates, communicates, and shows up for her clients. She takes on a limited number of clients at a time, on purpose.

Your Listing, My Priority

Why Sellers Choose Christina

Every home has a story. My job is to tell it to the right buyers — and negotiate the outcome you deserve.

01
Specialist, Not Generalist

I focus exclusively on residential homes in the western suburbs — particularly vintage and historic properties. That depth of focus means I know your home's true value, and I know how to make buyers feel it.

02
Limited Roster Model

I deliberately take on only a few clients at a time. That means your listing gets my full attention — not a fraction of it. No being handed off to an assistant. Just me, fully invested in your sale.

03
Pricing That Wins

Online estimates are often off by 10–20%. I use 14 years of hyperlocal data, real comparable sales, and an expert eye for what makes each home unique to price your home right — the first time.

04
Vintage Home Expertise

Older homes are different to sell. I know how to highlight original character, address buyer concerns about age and condition, and find the buyers who will truly value what makes your home special.

05
Negotiation That Protects You

I've been on both sides of hundreds of transactions. I know every tactic buyers use, and I know how to keep your deal on track, protect your price, and prevent it from falling apart at the finish line.

06
Deep Community Roots

I've spent 14 years building relationships with buyers, agents, neighbors, and community members across 15 western suburbs. That network is an asset your listing benefits from from day one.

The Process

How I Sell Your Home

No surprises. No guesswork. Here's exactly what working with me looks like from first call to closing day.

1
Free Consultation & CMA

We meet at your home. I walk through every room, learn what makes it special, and deliver a Comparative Market Analysis with a realistic, data-backed pricing strategy — no pressure.

2
Prep & Staging Guidance

I tell you exactly what to fix, what to skip, and how to stage each room so buyers fall in love. I've walked hundreds of homes — I know what moves the needle and what wastes your money.

3
Professional Photography

Your home gets professional photography that captures its character and draws buyers in online. For vintage homes, this is especially critical — great photos tell the story before buyers ever walk through the door.

4
Strategic Marketing & Launch

Your listing goes live across MLS, Zillow, Realtor.com, and targeted social media. I also leverage my personal buyer and agent network for pre-market buzz before the official launch.

5
Showings & Open Houses

I personally attend all showings and collect buyer feedback in real time. This keeps me plugged in to market response so we can adjust fast if needed — and capitalize on momentum when it's there.

6
Offer Review & Negotiation

I walk you through every offer — price, contingencies, timelines — and negotiate hard on your behalf. My goal is always the best net outcome for you, not just the fastest close.

7
Under Contract & Inspections

This is where deals fall apart — and where experience matters most. I manage inspection negotiations, repair requests, and any issues that come up to keep your transaction on track.

8
Closing Day

I'll be there every step of the way to closing. Once the keys are handed over, I'm still a call away — I build relationships that last well beyond the transaction.

Seller's Playbook

Tips & Tricks to Sell for More

Small moves, big results. Here's what consistently separates homes that sell fast — and for top dollar — from the ones that sit.

First Impressions
Curb Appeal Sells Before They Walk In

Buyers form an opinion in the first 8 seconds. Fresh mulch, trimmed hedges, a painted front door, and clean windows signal that the home has been cared for — and gives buyers permission to fall in love before they even step inside.

Photography
Listings Live or Die Online

Over 95% of buyers start their search online. Professional photos aren't optional — they're your first showing. Dark, blurry, or cluttered listing photos kill interest before a buyer ever schedules a tour. Great photos tell your home's story.

Staging
Help Buyers Picture Their Life There

Decluttering and depersonalizing doesn't mean emptying the house — it means making space for buyers to imagine themselves living there. Remove family photos, clear counters, and create intentional vignettes in living areas. Less is more.

PRICE $$$
Pricing Strategy
Pricing Right the First Time Matters

Overpricing is the #1 mistake sellers make. A home that sits on the market for 60+ days gets stigmatized — buyers wonder what's wrong. Pricing strategically from day one creates urgency, drives showings, and often results in multiple offers.

The Senses
Smell Is the Most Underrated Factor

Pet odors, cooking smells, and mustiness are deal-killers — and owners are often nose-blind to them. Deep clean carpets, wash walls, and air out the home before every showing. A subtly fresh-smelling home puts buyers at ease immediately.

Timing
Timing the Market Is Overrated

Everyone tries to time the "perfect" season — but the best time to sell is when your home is show-ready and you're prepared. Spring is traditionally strong, but a well-priced, well-presented home will find buyers in any month.

Know Before You Spend

What Adds Value — and What Doesn't

Not every upgrade pays off at closing. Here's what buyers in the western suburbs actually care about — and what rarely moves the needle.

Adds Real Value
Fresh Interior Paint
Neutral, updated colors (warm whites, greiges) make every room feel newer and larger. One of the highest ROI improvements you can make.
Kitchen Updates (Minor)
New hardware, cabinet repainting, updated faucets, and modern light fixtures refresh a kitchen without a full remodel. Full gut jobs rarely recoup their cost.
Curb Appeal Improvements
Landscaping, fresh mulch, a new front door or paint, exterior lighting, and power washing. Buyers make their first impression from the street — make it count.
Updated Bathrooms (Cosmetic)
New vanity light, mirror, hardware, toilet seat, and re-grouted tile can transform a bathroom for under $500. A clean, updated bath reads as well-maintained.
Deep Cleaning & Decluttering
The single best return on investment. A spotless, uncluttered home signals pride of ownership and lets buyers focus on the home — not your stuff.
Original Character Features
In vintage and historic homes, original hardwood floors, millwork, built-ins, and architectural details are major selling points — restore them, don't replace them.
Rarely Worth the Cost
Full Kitchen Gut Remodel
A full kitchen renovation typically recoups only 50–60% of its cost. Buyers often want to choose their own finishes anyway. Update, don't rebuild.
Wall-to-Wall Carpet (New)
New carpet is often ripped out by buyers immediately. If you have hardwoods underneath, refinish them. If you need to cover floors, choose a neutral option with wide appeal.
Highly Personalized Décor
Bold wallpaper, accent walls, or niche design choices narrow your buyer pool. Neutral is not boring — it's inviting. Let buyers project their own vision onto the space.
Over-the-Top Landscaping
Elaborate gardens and custom hardscaping can actually deter buyers who see maintenance work. Clean, simple, and well-maintained always beats elaborate and complex.
Swimming Pools (in our market)
In the Chicago suburbs, pools are polarizing. Many buyers with young kids or maintenance concerns see them as a liability, not an asset. They rarely add dollar-for-dollar value.
Replacing Functional Originals
In vintage homes especially, replacing original windows, doors, or floors with modern equivalents can hurt value. Buyers who want an older home love the original details — preserve them.

Common Questions

Your Questions,
Honestly Answered

What is the market doing right now? +
The market is constantly shifting — that's why you need a local expert, not just a website. I track activity across all 15 communities I serve on a weekly basis and can give you a real, honest picture of what buyers and sellers are experiencing right now. Reach out and let's talk.
What do you think my home is worth? +
Online estimates like Zestimates are a starting point — but they're often off by 10–20%. A real valuation requires knowing your specific home: its updates, condition, lot, and what's actually sold nearby. Request my free CMA above and I'll give you a real number.
Should I sell now or wait? +
That depends entirely on your situation — your goals, financial picture, timeline, and the specific neighborhood you're in. There's no universal answer. What I can do is walk you through the current data for your area and help you make the decision that's right for YOU, not just the market.
What improvements should I make before selling? +
Not all upgrades are created equal. Some updates return $2 for every $1 spent; others don't move the needle at all. I'll walk your home, tell you exactly what buyers in your price range care about, and help you invest where it counts — without over-improving.
What's the current interest rate? +
Rates change daily and vary based on your credit profile, loan type, and lender. I work with several trusted local lenders I'm happy to connect you with — they can give you a real quote in minutes. Having a pre-approval in hand also makes your offer much stronger in this market.
Do you know a lender I could talk to? +
Yes! Over 14 years I've built strong relationships with local lenders I trust to be responsive, honest, and competitive. Tell me a little about your situation and I'll introduce you to one or two who are a good fit, with no obligation. Getting pre-approved early makes the whole search smoother.
What are the different neighborhoods like? +
Every community I serve has its own personality, from the historic charm of Hinsdale, La Grange, and Western Springs to the space and value you'll find in places like Burr Ridge, Darien, Lemont, and Lockport. Schools, commute, lot sizes, and home styles vary a lot from town to town. Tell me what matters most to you and I'll walk you through which areas fit best.
How much do I need for a down payment? +
It depends on your loan type. Conventional loans can be as low as 3–5% down for first-time buyers. FHA loans start at 3.5%. Some programs have zero down. There are also down payment assistance programs available. I can connect you with a lender who will help you find the right fit.
What are closing costs? +
Closing costs typically run 2–5% of the loan amount for buyers, and include things like title insurance, attorney fees, transfer taxes, and lender fees. Sellers typically pay the real estate commissions plus some transfer costs. I always walk my clients through a full estimated net sheet before they sign anything.
Are we heading toward another recession? +
That's the question on everyone's mind. Historically, real estate has been one of the strongest hedges against economic uncertainty — especially in desirable suburban markets like ours. I stay current on economic trends and can share what the data means for your specific situation.

★★★★★

We met Christina at an open house and were pleasantly surprised at how comfortable we were talking to her. When we decided to start actively looking for our first home, we knew we wanted to contact her to be our realtor. From the very beginning she made us feel at ease with the whole process. We didn’t know what to expect or how the market worked, and she had so much patience with us and explained everything. She worked with our crazy schedules and was always available to answer questions and keep us updated. Christina also gave us great recommendations for lenders, inspectors, etc. She made this whole process so easy and now we get to celebrate our first Christmas in our new home!

My experience with Christina was perfect from start to finish. I highly recommend her services. She is the kind of agent that works hard for her customer, but is supportive and relaxed during a time of high anticipation. I will continue to recommend her to friends and family. She was very on top of getting me into properties I was interested in which allowed me to purchase my first choice. Thanks again for an amazing experience Christina!

Christina was miracle worker in the case of our sale. We had finally convinced my 98 year old Grandmother to sell the house she had been in for 65 years. This was an emotionally complex situation with quite a few out of the box requirements. Christina delivered on all of them! She was kind, helpful and most importantly got the job done! If you are looking for a professional who cares about your sale...Christiana is the Realtor for you. We couldn't be more grateful for her help! I should add that in one day on the market she got my Grandmother a price well over her expectations. My Grandmother just celebrated her 99th birthday in her independent living place where she is thriving! Thank you Christina!

Christina is a fantastic realtor. We bought and sold a house in this hot market. The sale of our previous house was stress free and Christina came to sell it. We listed at the right price and sold without hitting the public market. With the purchase of our current house, she had patience and so much knowledge about the current market. Christina was responsive and quick about showing appointments. When we found our forever home, she helped close the deal. We will always go to Christina for any needs we will need in the future.
